Sell or buy with someone who's been in your shoes.
Whether you're selling a building, selling the business you built, or buying your next investment, you want a fair price, serious buyers, and a deal that actually closes. That's what I focus on, from the first conversation to the closing table.

Good questions to ask, and how I'll answer them.
These are the questions owners and buyers ask me most. They're the right ones to ask any broker you're considering.
"Will I get top dollar?"
I price your property the way a buyer will analyze it. I invest in property myself, so I know what buyers pay extra for and what drives offers down, and we deal with those things before you list.
"Do you understand my type of property?"
I've worked with nearly every type, from single-family rentals and fourplexes to office, retail, storage, car washes, and industrial. I own several of them myself.
"Will my employees or customers find out?"
Not until you're ready. Business sales are marketed without naming you, buyers are screened and sign a confidentiality agreement, and nothing goes in the window.
"Will this deal actually close?"
Most deals fall apart in due diligence or financing. I've been through both from the buyer's side, so I help you get ahead of the questions before they come up.
"Am I overpaying?"
I'll tell you what I'd pay and why, what the seller's numbers might leave out, and when it makes sense to walk away.
"Who's behind you?"

I own a contracting companyA broker who's sat in the owner's chair.
Besides being a broker, I'm a business owner and investor. That means when you sit down with me to talk about selling your building or your business, I understand the decision in front of you, because I've had to make the same ones for my own properties and companies.

Ready to talk about your next move?
Whether you're selling, buying, or just curious what your property or business is worth, I'm happy to have a no-pressure conversation.
An owner and operator who also happens to be your broker.
I didn't come to commercial real estate from a brokerage training program. I came to it from buying buildings and businesses for myself.
I'm Alex Van Dyke. I own and operate several car washes, I own an electrical contracting company, and I own self-storage, office and retail space, and condos. I'm still buying. Every week I'm looking at deals the same way your buyer will: the rent roll, the equipment, the deferred maintenance, the financing, and whether the numbers actually hold up.
That's the experience I bring to every listing and every buyer I represent. There are brokers in this market with more years and more closings than I have. What I can offer that most of them can't is the view from the owner's chair. I've signed the personal guarantee, handled the tenant who stopped paying, hired the crew, and fixed the equipment on a Saturday.
I've worked across nearly every asset class: single-family homes, duplexes and fourplexes, multifamily, office, retail, commercial and residential condos, storage, car washes, and industrial buildings. I also sell operating businesses, because I know what it takes to buy one and keep it running.
I broker through NAI Pfefferle, which gives my clients the resources, marketing reach, and transaction support of an established Wisconsin commercial firm.
My own portfolio
These aren't case studies. They're my businesses and my properties, and they're why my advice comes from practice.
- Car washes
- Own and operate several in-bay automatic car washes, and I'm growing through acquisitions.
- Trades
- Own an electrical contracting company.
- Self-storage
- Own storage property.
- Office & retail
- Own office and retail space and manage the tenant relationships.
- Condos
- Own condo units.
Four commitments to every client
I tell you what I'd pay.
My opinion of value comes from how I'd underwrite the deal as a buyer, not from what you want to hear to win the listing.
I disclose my interest up front.
Because I'm an active buyer, if I'm ever personally interested in a property I'm involved with, I'll tell you in writing before anything else happens.
I speak operator to operator.
When your buyer asks about revenue, equipment life, staffing, or capital needs, I can answer from experience and keep the deal moving.
I bring the firm with me.
NAI Pfefferle's marketing, research, and NAI Global's network stand behind every listing I take.
Let's talk about your property or your business.
Everything you need to sell, buy, lease, or grow.
Pick what fits where you are today. If you're not sure, start with a conversation and we'll figure it out together.
Selling
Commercial property sales
Your property is priced the way buyers will analyze it, then marketed to reach the right ones. Listings go out through NAI Pfefferle and the NAI Global network.
- Office, retail, industrial, and commercial condos
- Multifamily and small residential income property
- Self-storage and car wash real estate
- Investment and owner-user buildings
Business sales
Selling a business means selling its cash flow, its people, and its equipment, often along with the real estate. I present your business the way buyers and lenders want to see it and keep the sale confidential.
- Car washes and self-storage operations
- Trades and service companies
- Retail and other owner-operated businesses
- Business and real estate sold together or separately
Buying
Buyer representation
I help you find the right property or business, size it up the way an owner would, and negotiate terms that protect you.
- Investment property acquisitions
- Owner-user buildings
- Business acquisitions

Selling one property and buying another to defer taxes comes with strict deadlines. I help you line up replacement properties early so you aren't scrambling when the clock starts.
- Sale of your relinquished property
- Finding and vetting replacement properties
- Working alongside your qualified intermediary and CPA
Leasing
Tenant representation
Looking for space for your business? Tell me what you need, and I'll find options that fit, tour them with you, and negotiate the lease.

Landlord leasing
I own and lease commercial space myself. I'll market your vacancy, screen tenants, and help you sign leases that hold up.
- Marketing and showing your space
- Tenant screening
- Lease negotiation
Planning
Value & exit planning
Not ready to sell? I'll tell you what your property or business is likely worth today, what would raise that number, and how to plan an exit on your terms.
- Opinion of value
- Hold, sell, or reposition analysis
- Exit planning for business owners
Business tools
Business automation
I set up AI tools that take repetitive back-office work off your plate, like scheduling, follow-ups, bookkeeping prep, and reporting. It's the same kind of setup I use to run my own companies. A business that runs without the owner is also worth more when it's time to sell.
- Review of where your time goes now
- Setup of AI tools for admin, follow-up, and reporting
- Training for you and your team
Acquisition analyzer
Coming soonA spreadsheet that helps you decide whether a small business is worth buying. Enter the asking price, the financials, and your loan terms, and it shows the cash flow, the debt payment, and whether the deal pays you.
- Built from the analysis I use on my own deals
- Get notified when it's available
Business automation and the acquisition analyzer are offered by Van Dyke Real Estate and aren't brokerage services of NAI Pfefferle.
